What is the rate of return on the Loan Note?

What is the Loan Note funding used to fund?
Funds being raised for the construction of the Beach Club at Buzios Green Park Resort. The Beach Club consists of a 2,000m2 beach-effect swimming pool, poolside bar with sunbeds & decking, luxury spa, beauty treatment rooms, fitness gym, restaurant, 4 tennis and multi-sport courts, and a bar where we join Praia Caravelas beach.
What is the security on the investment?
Whereas there is never any investment that is completely risk-free, we carry out a full-risk assessment on all our investments and try to identify and nullify any potential risk prior to investment. This includes holding all assets in the name of the London company, as well as using a Lawyer as Security Trustee with a charge over assets on behalf of investors. We are also working towards having investments through an FCA-regulated investment platform. It should also be recognised that the level of asset security is always between 200% and 300% of the actual amount invested, meaning investors would be invested providing around 40% of market value is achieved. All investment contracts are through our London company, in English, under English & Wales. This is a hands-free investment that to all intents and purposes is no greater risk to a UK investor than a UK property investment, whilst investors benefit from much higher returns in the Brazilian property market than the UK property market is realising. Therefore, we take most of the potential risk, whilst investors receive much of the benefits.
What are the benefits to investors?
Benefits of investing are that investors will receive an annual income of between 18% and 20% per annum. This return is far higher than very small return they will receive from keeping funds in the bank, stocks and shares, or other similar alternative investments. In some cases, we also short stays at the resort in return for certain size investments.
